Okay, so the letter from BMO arrived on Friday afternoon, and today, I scanned it to PDF, emailed it to Kevin, and he looked it over.

Basically they want death certificates, a copy of the deed, and a photo of my drivers license, to verify everything before they talk about anything with me.

It's possible I could assume the mortgage, but the HELOC could be a problem. It's too early to say.

But Kevin said to go ahead and send the documents.

I'm gonna send copies to him first, so that he can make sure they're properly certified, and then he's also gonna write up some verbiage for me to include in the email.

However, the current sticking point is that my goddam drivers licence expired a week ago!

That four day weekend, heading into July, together with the balloon payment alarm bells, caused me to forget about renewing my license.

And the DMV is not open on Monday, so the earliest I can send everything to BMO is Tuesday.

After that, we'll just have to see how things go.

Best Case Scenario: BMO lets me assume the debts and pay them back without a balloon payment... and it's all done over the phone.

Worst Case Scenario: They demand the balloon payment, threatening foreclosure and I'm forced to go to PNC for a mortgage... and PNC doesn't do it, because I'm not making enough money... and/or... I have to get new homeowner's insurance, and an inspector comes in here and says, holy shit this house needs to be condemned!

And then, I'm kicked out, and they tear the house down, and I'm homeless, the cats are abandoned, and the dog dies.

So... never a dull moment!

To recap the weekend, Friday night we had a good thunderstorm, and about an hour of rain... but Saturday and Sunday have been dry.

Yesterday, I replaced the mower blade and mowed the back and side yards. Today I mowed the front yard.

No big struggle this time around.

I've also been tweaking and working the music for, Closer to You since Friday night... and I did work on it in the morning with coffee, on Saturday.

It's pretty much there now, but I'm still lacking a train horn.

Today I finally caught Victor out in his back yard weed wacking, and we talked about the tree stump and the chainlink fence.

He is actually planning to dig out and cut up the huge root on his side, and he said he's gonna have the fence fixed too.

I'm gonna give him some topsoil to fill in the hole in his yard, after he cuts out that root.

So that was nice, and he complemented me on the nice work I've done with my own back yard... and he likes Natalie!

I also finally cut out an annoying steel fencepost that was sticking up all crooked by the locust tree, by the south neighbor's back door.

I chatted with them too... as they were out weed wacking and mowing as well.

So... I'm now conversant with all three of my next door neighbors; to the north, south, and west!.. and we're all working together, to some degree or another, to make our yards, and the borders between them, all nice and clean!

I'm hoping to prune off all the low hanging branches of the remaining trees on the north and west lines, and chip them up, sometime soon... before August.

That, and some final weeding, will be the most I can do to eliminate bush crickets from the soundscape, this season.

My expectations remain low for this year.

But if I survive the BMO Balloon, and am still here next March, I'll be cutting down a whole bunch of junk wood trees... turning them into mulch and firewood... and if that guy two doors north actually mows his back lawn... 2024 crickets could be good.
