Start of Month Issues

Went to tackle the bills this morning, starting with the mortgage, and was stopped dead in my tracks.
Dad received one last pension payment in January, just before he died... and that money was still in his account in early February to cover the automatic deduction of the mortgage.
But this time around, there's only about $30.00 left in his account! So I logged into the app online to pay the mortgage from my bank account, but it wouldn't let me even start the process... saying only that some of Dad's information was duplicated with another customer.
That other customer is probably me, and I'm a signatory on the account, so I don't know what the problem would be, but I didn't want to call BMO, because I still haven't finalized the deed transfer!
I called City Hall to ask about the Transfer Stamp, because they said they'd email me in five business days, and it's been eight, but my call went to voicemail. So I left a message, but that does me no good today.
I went into my banking app to try and Zelle money into Dad's but... I can't set up Zelle on my bank account! Why?
Because back in January, when Dad was bed ridden, my nephew set up Zelle on Dad's account, with my cell number, and my email address!
That may have something to do with the duplicate information issue, I dunno. But it did mean I couldnt' set up Zelle on my own bank account without at least adding an email address... which my app would not let me do!
So I called my bank and managed to get a second email address added to my account, but it will probably take a day to stick!
If it does, I should be able to set up a Zelle for my account, and send money to Dad's account before the mortgage auto deducts!

So... that's the BS I'm dealing with as Month 2 of deceased Dad, begins!
But the guy I happened to be on the phone with was the branch manager of my bank and at the end he was pushing to see if I needed any kind of a loan! I told him I was in fact planning to take a personal loan, perhaps in April. He was like... Well, can I call you back on April third???
So... he can see in his sytem that I'm mister super credit score and wants to give me money. That's good to know.
But to keep that credit score, I'm gonna have to pay the rest of my bills... tonight!.. because I'm out of time this morning.

Well, it's tonight, and I'm procrastinating. Yesterday I was preaching about taking action in March, but tonight I'm feeling a little paralyzed!

Just got off a long conference call with Colleen & Sheila. Feeling better about things now that they're aware of the issues.
Colleen looked it up and found that by federal law, a person who inherits a property that has a mortgage must be allowed to assume the mortgage. So... that's what I want to look at doing.
I still need to pay that March Mortgage, and buy time to get the City Transfer Stamp and record the deed transfer with the County in the next couple weeks, but after that, I need to go to BMO and say...
Dad's dead. This is my house. I'm assuming the mortgage. It's getting paid from my PNC account from now on. And I'm closing Dad's accounts with you. Thank you.
The only question is... will assuming the mortgage affect my chances of getting that loan from PNC?
I'll worry about it in the morning!
