She's Sound!

72F and sunny this morning, on it way up to 86F in the afternoon.
I managed to get downstairs with a little time to start an entry before the guy shows up.
I was told he'd be here, "promptly at 9AM," so we'll see.
Offer Heroes is only offering 3K above what's owed to the bank, so he should not have any motivation to try and talk me down.
And the place is emptier and cleaner than with the last guy, in case that had any influence on the last guy's take.
If this guy comes to the same conclusion... that it should be bulldozed... then I'll assume it's just a fact!
Well!.. this turns out to be a real inspection with two guys, from the top of the roof down into the crawl space and everywhere else!
They're starting on the roof, but they said it could take up to three hours!
So I'll actually get to find out, before I leave, what shape the house is REALLY in!
These guys went through everything with a fine tooth comb, and were up in the attics and down in the crawl spaces... basement... roof... you name it.
The full report won't be done until late tonight or Monday, but at the end the guy was like, It's 1900s, so it's got character, of course, but we didn't find anything too bad. It's mostly just wear and tear.
He mentioned the knob & tube wiring visible in the kitchen attic and was like, it's not ideal, but it's pretty common.
He also mentioned evidence of past water damage, which is all very obvious, but again, acted like it wasn't a big deal.
The most reassuring thing to me was, he was down in both halves of the south wing crawl space, looking at the foundation from the inside, and wasn't worried about it.
I specifically asked, "So... you don't think the house is structurally unsound?"
He said it was sound!
He mentioned floors being a little slanty and stuff, here and there, but again... acted like it wasn't a big deal.
So, again, the final report is what's important.
And there's still a chance, Offer Heroes might say it's just not worth the cost of renovation.
But this was, finally, a thorough, dispassionate inspection... rather than just some Reddit guy with a Red bull just going on vibes!
I'm very happy to hear that it's sound, though!
And I think I'll be even happier if they do buy it and fix the old girl up!
Especially if it WAS an Air B&B, because then we could rent it for family reunions!
